Management Services

Full Service Property Management

We offer a comprehensive package, which covers:

  • Marketing
  • Showings
  • Screening tenants
  • Signing Lease Agreement
  • Collecting rent
  • Move in/Move out walk through, photos, and utility confirmation
  • Delegating maintenance problems
  • All communication with tenants and owners
  • We will go to court with attorney on behalf of owner if necessary to complete an eviction or collection matters.
  • Bookkeeping and financial record for the owner

*Owner is responsible for all financial liability associated with the property. Wichita Rentals will act as agent on owners behalf to complete necessary work mentioned above.

The fee for this service is equivalent to one half of first full month’s rent with a minimum of $250 for leasing commission and 10% per month with a minimum of $50 for monthly management. Remodeling work can be assessed and negotiated if property needs to be repaired prior to leasing.

One-Time Leasing Service

This option covers the following:

  • Marketing
  • Showings
  • Screening tenants
  • Signing lease
  • Collecting deposit and first months rent
  • Providing owner copies of application, leasing, and financial documents

*Owner is responsible for all financial liability associated with the property. Wichita Rentals will act as agent on owners behalf to complete necessary work mentioned above.

The fee for this service is the first months rent with a minimum of $500. Remodeling work can be assessed and negotiated on a case by case basis.

Benefits:

  • Concise statements covering the performance of your property for the previous month
  • All data on your property is stored in a state-of-the-art data center
  • Access information about your property 24/7
  • Access information about your property from anywhere with an internet connection

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
